LAHL for Self-Builds: Requirements and Pitfalls

The Local Authority Home Loan can be used for self-builds — not just purchasing existing homes. But the process is more complex, with additional requirements around site ownership, planning, costs, and stage payments.

How Stage Payments Work

Unlike a house purchase where funds are released at closing, self-build LAHL mortgages are released in stages as construction progresses. Each stage requires certification from a qualified engineer or architect. Typical stages: foundations, wall plate, roof/watertight, practical completion.

You need bridging finance. Between stages, you may need to fund construction costs from your own resources or a bridging facility. Budget for this gap — it catches many self-builders.

BER Requirements

All new self-builds must meet Part L (NZEB) standards. You'll need a provisional BER before commencement and a final BER at completion. NewBuildBER.ie handles both, plus Part L compliance and airtightness testing.
