LAHL for Self-Builds: Requirements and Pitfalls
The Local Authority Home Loan can be used for self-builds — not just purchasing existing homes. But the process is more complex, with additional requirements around site ownership, planning, costs, and stage payments.
Self-Build Eligibility
- You must already own the site (or have a contract to purchase)
- You need full planning permission granted and current
- The total project cost (site value + build cost) must be within the regional price limit
- You must meet all other LAHL criteria (income limits, bank refusals, FTB status)
How Stage Payments Work
Unlike a house purchase where funds are released at closing, self-build LAHL mortgages are released in stages as construction progresses. Each stage requires certification from a qualified engineer or architect. Typical stages: foundations, wall plate, roof/watertight, practical completion.
BER Requirements
