SEAI + Vacant Property Grant: Stack for €75,000+

The Vacant Property Grant and SEAI energy grants are separate schemes that can be combined on the same property. Here’s how to stack them for maximum funding — potentially €75,000 or more.

Stacking Example: 3-Bed Derelict House

GrantAmount
Vacant Property Grant (derelict)€70,000
SEAI: Heat pump€6,500
SEAI: Attic insulation€1,500
SEAI: Cavity wall insulation€1,200
SEAI: External wall insulation€6,000
SEAI: Solar PV€1,800
Total grants€87,000
The key requirement: You must have a BER assessment done BEFORE any SEAI-funded work begins. The BER establishes your baseline rating and determines which SEAI grants you qualify for. Book your pre-renovation BER at Homerating.ie

The Process

  1. Get a BER assessment — establishes baseline and identifies upgrade potential (Homerating.ie)
  2. Apply for Vacant Property Grant through your local authority
  3. Apply for SEAI grants through the SEAI portal (must be approved BEFORE work begins)
  4. Carry out all works using tax-compliant, SEAI-registered contractors where required
  5. Get post-renovation BER — documents the improvement
  6. Submit invoices to both the local authority and SEAI for grant payment
